INTRODUCTION

Kunshan is an industrialize city that lays 45 kilometer or 30 minute drive from Hongqiao Airport in Shanghai. Its strategic location and convenient transportation between major cities makes it a prime candidate for a strong future growth. Due to its close proximity to Shanghai, Kunshan is often referred to as "The Tenth Town of Shanghai". Kunshan is also sometimes referred to as "Small Taiwan" as over 600,000 Taiwanese citizens reside or work in that city everyday. Many of these Taiwan residents are successful business men who own factories and wholesale business in Kunshan. Also 100 of the Top 500 business in the world have factories in Kunshan. Thus GPD for Kushan is almost the same as the GPD for Shanghai.

PROJECT DESCRIPTION

ShiMao group will be building Butterfly Bay, which consists 6,000 luxurious townhouses, villas, and apartments in Kunshan. Units are available to move in after June 30, 2007.

Villas

Villas are divided into Duplex and Single Family Resident. The Duplexes are two residential homes connected by a common wall. The Single Family Resident stand independently by themselves. Each Villa is 3 stories high plus a basement and an attic. Each Villa will have direct access to the lake and garden. Currently, there are only 20 Duplex unit and 16 Single Family units available for sale worldwide. Duplex price are $534,000-$610,000. Single Family Resident price are $940,715. Homeowner Association dues each month is for Duplex is approximately RMB 3.50 per square meter and for Single Family Resident is approximately RMB 5.00 per square meter.

Townhouses

Each townhouse is 5 stories; occupied by two units. The bottom unit will consist of the first and second floor and an interior courtyard. The upper unit will consist of the third and fourth floor and an fifth floor open balcony. Currently, there are only 268 Townhouses available for sale worldwide. Price range from $318,000-$362,000 Homeowner Association dues each month is approximately RMB 2.50 per square meter.

Apartments

There are limited apartment/condo unit for sale in the high-rise buildings located along the back end of the Butterfly Bay. Building 5 is currently on sale. Building 5 consist of 30 stories and 368 apartment units. Price Range is from US $62,000-$140,000. Homeowner Association dues each month is approximately RMB 2.00 per square meter.
